What makes the best vacation rental on Anna Maria Island?

Location by far is the most important guide to revenue and appreciation. Above average location, amenities and decor on average appreciate an average of 7% for single family homes. Usually the more the bedrooms the more the leverage of return on capital. This is due to the supply of vacation rentals on Anna Maria Island. For single family homes the largest supply are 3 bedroom homes, followed by 4 bedroom. By far the larges supply overall on the island of properties are 2 bedrooms due to the large build out of condominiums in both Holmes Beach and Bradenton Beach.

Amenities and an updated decor have a big impact on the revenue that a vacation rental can generate. Of course pool, number of bedrooms and location have the largest impact but coastal interiors typically have a better return on investment. Outdoor living makes a big impact as well, comfortable seating, outdoor kitchens spa, heated pool are all important when considering renting an Anna Maria Island property.

By far the zoning for vacation rentals are the most complex in Holmes Beach. There are several zones that require one month minimum rentals and more specifically those are R1 and R1AA. We strongly suggest working with a realtor in a local office that can recite zones along with rental ramifications of each zone. We have provided a quick check list of general zones in all three cities however it is best again to seek a professional for assistance.

  • Bradenton Beach in general allows all bedroom sizes as well as up to nightly occupancy. If purchasing a condo then understanding the by-laws is critical to understanding rental guidelins.
  • Holmes Beach is much more complicated. R1 and R1AA have one month minimum rental guidelines. There are areas in R1 which have 6 month minimum rental restrictions.
  • Holmes Beach R2-R4 along allow for week long vacation rental minimums all year long. Note there are occupancy limits in Holmes Beach of 8 occupants.
  • Holmes Beach A1 zoning allows for the highest use. Some condos allow for nightly however most are one week minimums, some are two week minimums and critical if purchasing a condo to review the by laws for rental specifications. Note, most real estate have maximum occupancy limits on vacation rentals.
  • Anna Maria allows for nightly occupancy however in most cases the maximum occupancy is 8 in Anna Maria City. There are exceptions to the rule but conservatively only plan on 8 occupancies.
